Estate cleanouts in Phoenix

Keep what matters, donate what can be used, and let us haul the rest. Planned around your family's schedule and your listing date.

  • One truck, one 14-yard dump trailer
  • Price confirmed before we load
  • Donated and recycled first
  • Mon–Sat, 7am–7pm, same-day when the route has room

Clearing out a parent's or relative's home is rarely just a hauling job. There are things the family wants to keep, things that should go to someone who can use them, and a lot that simply has to leave. We handle the last two so you can focus on the first.

Pinkies is an owner-run crew with one truck and one pink dump trailer, based on the north side of the Valley. We do estate cleanouts across the Phoenix metro, from retirement homes near Peoria to older ranch houses in Scottsdale and central Phoenix.

When the family lives out of state

Estate cleanouts often start with someone who lives in another state and can only be in Arizona for a few days, or not at all. That works. Text us photos or a short video walk-through of each room, tell us what stays, and we reply with an estimate in trailer loads.

If a neighbor, realtor or property manager can open the door, nobody from the family needs to be there on the day. We send photos when the house is empty, and you pay by card.

How we sort an estate

Before anything is loaded, we walk the house with you or your point person. Anything the family is keeping should be marked or gathered into one room, and we leave that room alone. From there, the rest splits three ways.

  • Usable furniture, housewares and working appliances go to donation first
  • Metal, electronics and old appliances go to recyclers
  • Broken, stained or worn-out items go to the transfer station
  • Tell us if there are papers or photo boxes to watch for, and we set aside anything that looks personal

Garages, sheds and the things we leave behind

In Arizona, the garage is often the biggest part of an estate: decades of tools, holiday boxes, exercise equipment and a second fridge. We take all of that. Old paint, pool chemicals, pesticides and fuel cans cannot go in our trailer, so we set them aside for a household hazardous waste drop-off instead of leaving them mixed in with everything else.

If the garage is the only part that needs clearing, see our garage cleanout page for how that job usually runs.

Working around realtors and listing dates

If the house is going on the market, the cleanout usually sits between the family walk-through and the listing photos. Give us the photo date and we plan backward from it. Many estates fit in one or two full trailer loads; larger homes with a packed garage and a casita can run more. A full trailer is $599 and multi-trailer jobs are priced per load, so you know the number before we start. See pricing for how trailer sizes work.

Partial cleanouts are common too. The family takes what they want over a weekend, and we come back for everything that is left.

What a respectful cleanout looks like

We park the trailer, keep the driveway tidy, and do not leave piles on the lawn for the neighbors to watch. We work room by room, sweep as we go, and finish with a walk-through so you can confirm nothing on the keep list left the house.

FAQ

Estate cleanout: common questions

How much does an estate cleanout cost in Phoenix?

It depends on how much fills the trailer. A half trailer is $299 and a full trailer, about 14 cubic yards, is $599, with labor, hauling and disposal fees included. Bigger estates are priced per load. We confirm the price on-site before loading.

Do I have to be there for the estate cleanout?

No. Many families coordinate from out of state. If someone can give us access and you approve the quote by text, we do the work and send photos when the house is empty.

Can you donate my parent's furniture?

Usable furniture and working appliances go to donation first. Items that are stained, broken or badly worn usually are not accepted by donation centers, so those go to recycling or the transfer station.

What can't you take from an estate?

Paint, solvents, pool and garden chemicals, fuel, propane tanks, asbestos, medical waste and anything leaking. We set those aside so the family can take them to a household hazardous waste drop-off.

Can you clear the house before listing photos?

Yes. Give us the photo or listing date and we schedule backward from it. We work Monday to Saturday, 7am to 7pm, and booking a few days ahead gives you the most options.
